Rising above Birmingham's busy Five Ways Gateway, The Lansdowne marks a significant moment in the city's evolution towards high-quality Build-to-Rent living. With 206 light-filled apartments, wide-spanning amenity spaces and generous two-storey glazed openings, the development demanding a facade strategy that could elevate both the architectural intent and the resident experience.

While the building itself is defined by its precast concrete structure, the glazing and facade design approach required TECHNAL's specialist input in areas such as interface detailing, system integration, thermal performance strategy and buildability within a highly constrained city-centre site.

Designing for Large Apetures and a Strong Architectural Grid

The Lansdowne's visual identity is shaped by tall, precast concrete panels designed with two-storey window apetures. This architectural rhythm creates impressive daylight conditions for residents - but also introduces significant technical challenges.

Construction on a Challenging Urban Site

Situated on a tight corner plot with only one point of access, The Lansdowne required exceptional logistical planning. Off-site precast fabrication accelerated construction, but also increased the need for precision in the facade strategy.

TECHNAL contributed design expertise to support:

  • Working safely and efficiently within tight clearances

  • Maintaining facade continuity even as the frame rose at speed

A robust weathering plan ensured that internal fit-out could begin early, despite some of the harshest winter conditions on record during the early stage of the build.
